SOUTH BEACH INN
POLICIES & PROCEDURES
RESERVATION REQUIREMENTS:
At time of reservation, first night’s stay plus 13%
occupancy tax is charged to credit card as a guarantee for
your reservation. This is the advance deposit guarantee for
your full stay.
CHANGES:
If Guest makes a change in the date of arrival or departure
there is a $25.00 administrative fee. Changes must be made
more than 7 days prior to arrival date and can only be made
if room is available.
CANCELLATIONS:
Reservations cancelled more than 7 days prior to arrival
date receive refund of deposit minus $25.00 administrative
fee; reservations cancelled less than 8 days prior to
arrival forfeit the full advance deposit guarantee. The
cancellation forfeiture shall not be waived for any reason.
At check in, no reduction in length of stay or number of
rooms booked may be made.
DAMAGE/SECURITY DEPOSIT:
A damage/security deposit of $50.00 per unit is required of
all guests who pay with cash. If stay is paid via credit
card, credit card is on file in case of damages. Please
adhere to the following to avoid penalty charges.
a. No damage/loss to property or its contents, beyond normal
wear and tear.
b. Keys are returned at check out. Unreturned keys are
charged at $10.00 each.
c. No linens, towels, or other items are lost or damaged.
d. No cigar, pipe, or cigarette smoke in property.
f. All provisions of this agreement are adhered to in full.
CONFIRMATION:
Confirmation
of the reservation will be e-mailed to Guest(s) upon receipt
of advance deposit guarantee. Please read the confirmation
for accuracy of dates, number of adults and/or children and
accommodations. Pay close attention to the number of persons
(Adults/Children) on the confirmation! Occupancy is limited
to REGISTERED GUESTS ONLY. MAXIMUM OCCUPANCIES ARE STRICTLY
ENFORCED. Absolutely no visitors are allowed without prior
written consent by South Beach Inn. In the event of
unregistered visitors on property your security deposit and
rent will be forfeited and you will be asked to vacate
immediately.
AGE REQUIREMENTS:
Guests under age 18 unaccompanied by a parent or legal
guardian will not be permitted to register and will lose all
funds paid to South Beach Inn. Any reservations made under
false pretenses will result in loss of advance payments and
possible removal of guest from rental unit.
CHECK-IN:
Check-in is 3 - 6 PM, at 120 E. Jupiter Lane, South Padre
Island, TX. If you plan on arriving after hours contact our
office for special arrangements.
CHECK-OUT:
Check-out time is 11am. All keys must be returned to our
office. Late check-outs may be available for an additional
charge. Please contact our office to make arrangements.
Agent will not be responsible for items left or lost in the
unit after check-out. Unapproved late check outs will be
charged at $25 per hour, plus 13% tax.
KEYS:
There is a $10.00 charge for any lost keys not returned to
office.
GUESTS/VISITORS:
Guest’s reservation is confirmed for the number of guests
listed. Guest and all visitors are subject to immediate
eviction or additional charge if there are more guests on
the Property than stated above. The Guest must ensure that
children are supervised at all times.
PARKING:
Guest is advised of parking options and allowed parking
places upon arrival. Tents, campers, or motor homes are not
permitted in any of our properties. For boats & motorcycle
trailers, please get prior approval.
NO SMOKING:
The Property is non-smoking! However, if guests must smoke,
please do so in the balcony or patio areas. If the smell of
smoke is detected inside unit upon inspection, guest will
forfeit full damage deposit. Guests smoking indoors are
subject to immediate eviction with no refund of rent or
deposit.
TELEPHONE/INTERNET SERVICE:
South Beach Inn has free local phone service & WIFI internet
service.
PETS:
Pets are allowed in efficiencies only, not in suites.
Additional fees & deposit apply.
LOST OR STOLEN:
South Beach Inn is not liable for lost or stolen belongings
of Guest from Property during rental period. If items of the
Guest or Guest’s visitors are lost or stolen, Guest should
advise the appropriate authority first of the lost or stolen
items. Items remaining may be returned to the Guest at the
Guest’s expense, or disposed of at the discretion of South
Beach Inn.
EXCESSIVE CLEANING:
If Property is left extremely dirty after departure, an
excessive cleaning fee is deducted from the security
deposit. The added charge is $25.00 per hour, and is
deducted from security/damage deposit.
TOWELS & LINENS:
Towels & linens are provided for in-room use only. Towels
are not to be used as beach towels, pool towels, or clean up
towels. Guests must provide their own beach & pool towels.
DEFICIENCIES:
All properties are carefully inspected by our staff prior to
your arrival, however deficiencies can still occur. Should
you have a problem, please report it to our office as soon
as it is discovered, any time night or day. We will make
every reasonable effort to correct the problem in a timely
manner. However, deficiencies such as appliance or other
malfunctions, cleaning problems, or utility problems do not
justify a refund.
POOL:
There are certain risks and dangers inherent in the use of
pools, especially regarding children, the elderly, and
anyone with health concerns. When using the pool, remember
to use good judgment, and use special caution upon entering
and exiting. Use of the pool is entirely at your own risk.
Our pools are serviced and pH readings are taken on a
regular basis for your safety. ABSOLUTELY
NO DIVING. NO LIFEGUARD ON DUTY.
ACCESS:
Access shall be granted for services; exterminator (once per
month). In addition, access shall be granted to service
providers and owners as needed for necessary and emergency
maintenance and repairs.
CHECK OUT PROCEDURES:
Complete the following for check out:
A.
Wash & put away any dishes.
B.
Place all towels in bathtub.
C.
Turn off air conditioning unit.
D.
Place all trash in garbage can. Ask for additional trash
bags if needed.
E.
Leave no litter or cigarette butts at front or back door.
F.
Property should be left neat and in order, at least broom
clean (generally, same condition as when Guest(s) arrived).
LIABILITY:
This property is privately owned and managed, and every
effort is made by the owners to keep the property in a
well-maintained and safe condition. As such, the owners are
not responsible for and will not be held liable for any
accidents, injuries, illnesses or deaths that may occur to
the guest, guest’s family, invitees, or to any person
entering the premises. Guests agree to indemnify, defend and
hold South Beach Inn and its owners harmless from any and
all claims or assertions of every kind and nature.
ACTS OF GOD/CONSTRUCTION NOISE:
Neither South Beach Inn or its owners shall be liable for
events beyond their control which interfere with Guest(s)
occupancy, including but not limited to Acts of God, acts of
governmental agencies, fire, strikes, war, inclement
weather, and/or construction noise from nearby sites. NO
REBATE OR REFUND will be offered in these circumstances.
EXPEDITED EVICTION:
A material breach of this Agreement by Guest(s) , which, in
the sole determination of the South Beach Inn, resulting in
damage to the Premises, personal injury to Guest(s) or
others, a breach of the peace, a nuisance to others, or a
violation of criminal law or local code, shall be grounds
for termination of Guest(s) tenancy. Violation of any of the
rules contained herein will result in IMMEDIATE EVICTION and
forfeiture of rent and security deposit.
Any reservation made under
false pretense will forfeit advance payments and the party
will not be permitted to check-in.
